EMD (Earnest Money Deposit) Funding
Product Overview:
Short-term funding to cover your earnest money deposit for contract submission. Ideal for wholesalers and investors who need quick access to funds to secure a property under contract.
Example Scenario:
Contract Deposit: $5,000–$100,000
Funding provided to title once your request is approved and agreement signed. Designed for refundable deposits only.
Advantages:

- Up to $100,000 per request
Terms & Availability:
- We charge a flat 10% up-front return on all EMD deals and only fund up to $100k EMD. Deals over 30 days will have an additional fee. The 10% fee is non-refundable , and has a minimum of $1,500.
DOUBLE CLOSING FUNDING
Product Overview:
Transactional funding for wholesalers completing back-to-back closings (A–B and B–C). Our team provides the funds to close your A–B purchase until your C–buyer’s funds arrive.
Example Scenario:
Purchase (A–B): $150,000 | Resale (B–C): $180,000
We fund your A–B closing and get repaid the same day when the B–C closes.
Advantages:
- 100% short-term transactional funding
- No credit or income verification
- Works with verified title companies nationwide
- Same-day close (fund-in/fund-out)
Terms & Availability:
- We charge a flat 1.5% fee on all same title company double closings up to $1M with at least 1 weeks notice. If you need the money quicker than that or are closing at separate title co. there will be an additional +1% fee. Our minimum return is $1,500 on smaller deals.
STACK METHOD FUNDING
Product Overview:
Hybrid creative financing method where the seller carries back part of your down payment (2nd position). Ideal for investors who are the end buyers leveraging seller carry and private capital for the first position.
Example Scenario:
Purchase Price: $400,000 | Lender: $300,000 (1st lien) | Seller Carry: $80,000 (2nd lien)
We provide proof of funds (POF) and coordinate structure for lender and seller.

- Provides POF letter for your lender
- Allows you to secure properties with little to no cash down
- Flexible deal structures supported
Terms & Availability:
- We charge a flat 2.5% minimum fee on Stack Method deals with at least 1 weeks notice. If you need the money quicker than that we will have to review to confirm. Our minimum return is $2,500 on smaller deals.
